What we do, what we don't do, and how it all works.
Is this legal advice?
No. Easement Ready is an educational tool. We help you understand what you're being offered and what typical compensation looks like, but we don't replace a licensed attorney. We strongly recommend consulting one before you sign any easement agreement.
Who is this for?
Personal landowners who have received or expect a utility easement offer — a power line, gas pipeline, water main, or similar project crossing their property. We don't currently serve businesses, forestry operations at scale, or properties held in large commercial land portfolios.
What does the $47 review include?
A personalized report with a fair-value estimate range for your easement rights, a breakdown of damage categories the initial offer may not cover, a red flag checklist of terms worth questioning, and a counter-offer letter template you can take to a right-of-way attorney.
How accurate is the estimate?
The estimate is a range based on publicly available land value data and general easement compensation principles. It is not a certified appraisal. It's meant to give you a reasonable picture of what your rights may be worth so you can have an informed conversation — not to serve as a final number in litigation or a formal appraisal in condemnation proceedings.
What states do you serve?
We serve all U.S. states except California, which has specific compliance requirements we're working on. If you're in California, you can join our waitlist to be notified when the service is available there.
How long does the review take?
About 15–20 minutes to complete the questionnaire. Your personalized report is generated automatically and delivered by email, usually within minutes of completing the questionnaire.
Does the free library replace the paid review?
They serve different purposes. The library explains what easements are and how they work — general education that applies to any landowner. The paid review is specific to your property: your state, your acreage, your easement type, your land uses. If you've received an offer and want to understand what it's worth, the review is the relevant tool.
Do I need to hire an attorney?
We're not in a position to answer that for your specific situation. What we can say is that signing an easement is a permanent legal act that runs with your land, and many landowners find it worthwhile to have an attorney review the agreement — especially if the compensation is significant or the terms are complex. Our review can help you go into that conversation better prepared.
What if I'm in an active negotiation?
The review is useful at any point before you sign, including during active negotiation. The fair-value range and red flag analysis are tools you can use in your conversations with the utility's right-of-way agent.
Can I get a refund?
Yes, in most cases. If your report wasn't delivered or a technical issue affected your results, we'll refund you fully. We also handle dissatisfaction cases on a case-by-case basis. See our full refund policy for details.
What do you do with my information?
We collect only what's needed to generate your report and deliver it: your email, your state, and your questionnaire answers. We don't sell your information or share it with third parties beyond the service providers we use to operate the site (Stripe for payments, Resend for email).
